The City has received an application for a proposed shed (rural outbuilding) at Lot 613 (No.16) Marron Rise, Baskerville. The details of the proposal are as follows:

  • Floor area: 140m² (10m x 14m)
  • Wall height: 4m
  • Ridge height: 4.882m
  • Boundary setback: 5m from the side and rear bounderies.

The applicant is seeking approval for reduced setbacks to those permitted "as of right" under Local Planning Policy POL-TP-126 Building and Development Standards – Rural Zones. The proposed variations are:

  • A side setback of 5m in lieu of the 20m permitted as of right.
  • A rear setback of 5m in lieu of the 30m permitted as of right.

As a result, the proposal requires an assessment against the objectives of the zone and consideration of any potential impact on the prevailing amenity of the locality.
