The 809 m² lot is zoned Urban under the Metropolitan Region Scheme and Residential with an R17.5/25 dual density under the City’s Local Planning Scheme 17.


The lot has approval for an Ancillary Dwelling located on the first floor of the existing dwelling. As such this development is to be assessed as a grouped dwelling.

  • 60 m² proposed dwelling at the rear of the property
  • 16.68 m² patio
  • Roof height 3.46m


The following variations is proposed to the Deemed to Comply criteria that may impact the adjoining properties.

  • 5.1.3 (Lot boundary setbacks): The eastern and southern lot boundary are 0.9m in lieu of 1m required. Bedroom 1 has a major opening set back 0.9m from boundary in lieu of the 1.5m required. Furthermore, patio is setback 0.9m in lieu of the 1m required.


The City has discretion to approve variations but seeks neighbour feedback as part of the assessment process.
