The City has received a development application for an outbuilding (shed) at 27 Rosmead Avenue, Beechboro.


The proposed shed measures 5.5 metres by 10 metres with a maximum height of 3.14 metres and is to be located in the south western corner of the property, set 1 metre from both adjoining boundaries.


Although the plans show a 2.4 metre wall height, the finished floor level is proposed to be 0.1 metres above natural ground, resulting in an effective wall height of 2.5 metres.


The proposal includes variations to the wall height and site coverage requirements for large and multiple outbuildings under Residential Design Codes (R-Codes) Clause 5.4.3 – Outbuildings, as follows:

  • The wall height of 2.5 metres varies the required 2.4 metres as specified within the deemed-to-comply provision C3 (ii).
  • An aggregate outbuilding site coverage of 94.04m2 is proposed, varying the maximum provision of 60m2 within deemed-to-comply provision C3 (ii).


Because the development does not meet these deemed to comply provisions, the City is undertaking a design principles assessment and is seeking feedback from affected landowners regarding the proposed variations.
