The City has received a planning application for an existing Outbuilding at Lot 419 (No. 96) Bottlebrush Drive, KIARA.
The lot is zoned Urban under the Metropolitan Region Scheme and Residential with a density code of R20/35 under the City’s Local Planning Scheme No.17
The proposal consists of the following particulars:
- 6m x 9m shed (54m²)
- Wall height 2.4m
- Total height 3.606m
This proposal varies the deemed-to-comply provisions of ‘Clause 5.4.3 Outbuildings’ by virtue of proposing a collective shed area on the lot of 90m² in lieu of the maximum 60m².
The associated performance criteria of 5.1.3 Lot Boundary Setbacks is as follows:
“Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties.”
Prior to the determination of application, the City wishes to formally invite you to provide a submission on this proposal.
