The City has received a planning application for an oversized outbuilding and second crossover at Lot 37 (No. 34) Niabell Road, CAVERSHAM.


The lot is zoned Urban under the Metropolitan Region Scheme and Residential Development with a density code of R5 under the City’s Local Planning Scheme No.17.


The proposal consists of the following particulars:

  • 9m x 20m outbuilding
  • Total height of 6.608m, wall height of 4.01m
  • Second crossover and driveway


This proposal varies the deemed-to-comply provisions of ‘Clause 5.4.3 Outbuildings’ by virtue of proposing a 180m² shed with a wall height of 4.01m and a total height of 6.608m in lieu of the required maximum 60m² in area, maximum wall height of 2.4m and maximum ridge height of 6.608m.


The associated performance criteria of 5.4.3 Outbuildings is as follows:

“Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties.”


Prior to the determination of application, the City wishes to formally invite you to provide a submission on this proposal.
