The City has received the abovementioned proposal for consideration.

The applicant is seeking approval for an oversized shed at Lot 30 (No.20) Niabell Road, Caversham.

This proposal is for a 203.5m2 shed with the following characteristics:

  • 11m width
  • 18.5m length
  • 4.5m wall height
  • 5.6m apex roof height
  • 11.3-degree roof pitch
  • 1.9m setback to the western boundary.

The proposal varies the ‘deemed-to-comply’ provisions of ‘5.4.3 Outbuildings’ of the R-Codes in the following manner:

  • The shed is 203.5m2 in lieu of the maximum 70m2
  • The wall height is 4.5m in lieu of the maximum 2.4m
  • The apex roof height is 5.6m in lieu of the 4.2m.

The associated design principle for ‘5.4.3 Outbuildings’ is as follows:

‘P3 – Outbuildings that do not detract from the streetscape or the visual amenity of residents of neighbouring properties’
