The City has received an application for a proposed outbuilding (shed) at 27 Parkview Drive Ballajura. The details of the proposal are as follows:
- Area: (6m x 8m) 48m²
- Wall height: 3.1m
- Ridge Height 4.192m
- Material: Colorbond
- Rear Setback: 1.5m
- Side Setback: 0.5m
The applicant is seeking approval for a larger outbuilding (shed) than what is permitted “as of right” under the Residential Design Codes (R-Codes). The proposal includes the following departures:
Outbuildings (Clause 5.4.3 of the R-Codes):
- A 0.5m lot boundary setback in lieu of the 1m permitted as of right.
- A 3.1m wall height of in lieu of the 2.4 metres permitted as of right.
Accordingly, the application will be assessed against the relevant design principles of the RCodes. The City invites your comments on the proposed variations as an affected landowner.
