The City has received a development application for proposed front boundary works at Lot 2241 (No. 24) Kurrajong Entrance, South Guildford. The proposal includes the construction of a front yard brick wall, a retaining wall and batten fencing as shown in the submitted plans.


The works are located within the primary and secondary street setback areas and propose variations to the deemed‑to‑comply requirements of the Residential Design Codes (R‑Codes). The variations include the following:


Clause 5.2.5 – Sightlines (Truncations)

  • The front‑corner truncation is proposed at 1.4 metres where 1.5 metres is required, resulting in a 0.1 metre shortfall.

Clause 5.3.7 – Site Works & Retaining

  • Corner truncation retaining (1.4 metres inside the street boundary) is proposed to be 0.896 metres, exceeding the permitted 0.5 metres by 0.396 metres.


As the proposal does not meet these deemed‑to‑comply standards, the City is assessing the application under the Design Principles of the R‑Codes and is seeking comments from affected landowners regarding any potential impacts on the streetscape, sightlines, site levels and local amenity.
