The City has received an application for a 6 x 8m (42 m²) shed & existing driveway at Lot 2862 (No.6) Horseshoe Circuit, Henley Brook. The shed is for the storage of household goods and personal vehicles (caravan) and will be clad in ‘Colorbond’ Deep Ocean (dark blue).

The applicant is seeking approval for setback and height variations than what is permitted “as of right” under the Residential Design Codes (R-Codes) 5.4.3 (Outbuildings).

The proposal includes the following departures:

  • 3.7 m wall height in lieu of the maximum 2.4m height permitted as of right.
  • Reduced southern boundary setback of 6m in lieu of the 1m as of right
  • A western boundary setback of 4m
  • Existing 4m width driveway & crossover constructed in 2016, 45m from the corner of Horseshoe Circuit & Losino Boulevard

As a result, the proposal requires an assessment against the applicable design principles which reads:

P3: Outbuildings that do not detract from the streetscape of the visual amenity of residents or neighbouring properties

The City has discretion to approve variations but seeks neighbour feedback as part of the assessment process.
