The property is zoned ‘Rural’ under the Metropolitan Region Scheme and ‘Special Rural’ under the City’s Local Planning Scheme No.17.
The proposal consists of the following particulars:
- 14m x 10m (140m2)
- 5.34m total height
- Stone pitch retaining up to 1.41m from natural ground level
This proposal varies following provisions of ‘POL-TP-126 – Building and Development Standards – Rural Zones’:
- Total building areas of 5.4% in lieu of the maximum 3% of the lot area
- Southern lot boundary setback of 8m in lieu of the required 20m
