The property is zoned ‘Rural’ under the Metropolitan Region Scheme and ‘General Rural’ under the City’s Local Planning Scheme No.17.

The proposal consists of the following particulars:

Patio 1

  • 3.3m x 22.7m (74.9m2)
  • 2.9m total height

Patio 2

  • 3m x 6m (18m2)
  • 2.4m total height

This proposal varies following provisions of ‘POL-TP-126 – Building and Development Standards – Rural Zones’:

  • Total building areas of 34.8% in lieu of the maximum 10% of the lot area
  • Rear lot boundary setback of 1.2m in lieu of the required 6m
