The City has received a planning application for an existing shed at Lot 10 (No. 6) Freshwater Promenade, BENNETT SPRINGS.

The lot is zoned Urban under the Metropolitan Region Scheme and Residential with a density code of R25 under the City’s Local Planning Scheme No.17.

The proposal consists of the following particulars:

  • 8.305m long x 4.2m wide Colorbond Shed
  • Wall height of 3.877m, ridge height of 4.487m

This proposal varies the deemed-to-comply provisions of Clause 5.1.3 Lot Boundary Setbacks by virtue of proposing a setback of 0.2m from the Secondary Street in lieu of the required 1.5m.

The associated performance criteria of 5.1.3 Lot Boundary Setbacks is as follows:

Buildings set back from street boundaries an appropriate distance to ensure they:

  • contribute to, and are consistent with, an established streetscape;
  • provide adequate privacy and open space for dwellings;
  • accommodate site planning requirements such as parking, landscape and utilities; and
  • allow safety clearances for easements for essential service corridors.

This proposal varies the deemed-to-comply provisions of Clause 5.4.3 Outbuildings by virtue of proposing a wall height of 3.877m in lieu of the required 2.4m and a ridge height of 4.847m in lieu of the required 4.2m.

The associated performance criteria of 5.4.3 Outbuildings is as follows:

“Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties.”
