The City has received a planning application for a Shed at 5 Montreal Road, WOODBRIDGE.

The lot is zoned Urban under the Metropolitan Region Scheme and Residential with a density code of R20 under the City’s Local Planning Scheme No.17.

The proposal consists of the following particulars (if relevant):

  • An area of 7m x 10m
  • A wall height of 4m
  • A peak height of 5.5m

This proposal varies the deemed-to-comply provisions of ‘Clause 5.4.3 Outbuildings’ by virtue of proposing a 4m wall height and 70m2 in lieu of the required 2.4m wall height and 60m2 area.

The associated performance criteria of ‘Clause 5.4.3 Outbuildings’ is as follows:

“Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties”
