The City has received a development application for a proposed shed at 11 The Quarry, Swan View. The shed is proposed to be 18 metres in length, 7 metres in width, and located to the south of the existing dwelling. It will have a wall height of 4 metres and a ridge height of 4.62 metres.
The applicant is seeking approval for several variations to the Residential Design Codes, specifically:
1. Lot Boundary Setbacks – R-Code Clause 5.1.3
- Southern setback proposed: 1.5 metres
- Minimum setback required: 1.6 metres (Table 2a of the R-Codes)
2. Outbuildings – R-Code Clause 5.4.3
The proposal also includes variations to the standards relating to outbuildings:
- Aggregate outbuilding area:
- Proposed: 129m²
- Permitted: 60m² maximum
- Wall height:
- Proposed: 4 metres
- Permitted: 2.4 metres maximum
- Ridge height:
- Proposed: 4.62 metres
- Permitted: 4.2 metres maximum
Due to the extent of the proposed variations and the likely prominence of the shed to the surrounding area, the City is undertaking a merit-based assessment against the relevant Design Principles of the Residential Design Codes.
The City is seeking comments from affected landowners regarding the proposed variations.
