The City has received a development application for a single house at Lot 53 (No. 87) Harrow Street, Dayton.
The lot is zoned Special Use Zone 11 (Residential R20) in accordance with Local Planning Scheme No.17 and the Dayton Local Structure Plan No.4. The site has an area of 500 square metres.
The proposed single dwelling generally complies with the Residential Design Codes (RCodes); however, the application includes variations to lot boundary setback, boundary wall height and open space requirements. These variations are outlined below.
5.1.3 Lot boundary setbacks
- A major opening associated with Bedroom 3 is proposed with a setback of 1.0 metre to the eastern boundary, which varies the 1.5 metre requirement in accordance with Table 2b of the R-Codes.
5.1.3 Boundary wall height
- A boundary wall forming part of the garage includes a parapet wall with a maximum height of 3.6 metres, which varies the maximum permitted boundary wall height of 3.5 metres as specified within Clause C3.2 of the R-Codes.
5.1.4 Open space
- The proposal provides 45% open space (225sqm), which varies the minimum 50% open space (250sqm) requirement for an R20 coded lot in accordance with Table B of the R-Codes.
Because the development does not meet all deemed-to-comply provisions of the RCodes, the City is undertaking a design principles assessment and is seeking feedback from affected landowners regarding the proposed variations.
