The City has received a development application for two proposed carports to be located at Lot 359, 38A Ewart Street, Midvale. The land is zoned: Residential R20/50.
Variations have been identified in relation to the deemed-to-comply requirements of the Residential Design Codes as follows:
5.1.3 Lot Boundary Setbacks
• The proposal will be set back 0.5 metres from the southern lot boundary, in variation to the required 1 metre.
• The proposal will be set back 0.5 metres from the western lot boundary, in variation to the required 1.5 metres.
5.1.4 Open Space
• The overall lot will comprise of 29.34% open space, in variation to the required 50% for Residential R20 zoned land.
The City is therefore conducting alternative merit-based assessments against the design principles due to the above variations and is seeking feedback from affected landowners.
