The City has received a planning application for am existing overwidth driveway at Lot 30 (No. 20) Niabell Road, CAVERSHAM.


The lot is zoned Urban under the Metropolitan Region Scheme and Residential Development with a density code of R5 under the City’s Local Planning Scheme No.17.


The proposal consists of the following particulars:

  • 11.4m wide driveway accessing Niabell Road.


This proposal varies the deemed-to-comply provisions of ‘Clause 5.3.5 Vehicular Access’ by virtue of proposing an 11.4m wide driveway in lieu of the required maximum driveway width of 6m.


The associated performance criteria of 5.1.3 Lot Boundary Setbacks is as follows:


“Vehicular access provided for each development site to provide:

  • vehicle access safety;
  • reduced impact of access points on the streetscape;
  • legible access;
  • pedestrian safety;
  • minimal crossovers; and
  • high quality landscaping features.”


Prior to the determination of application, the City wishes to formally invite you to provide a submission on this proposal.
