The City has received a development application for a shed for Lot 5 (No.7E) John Street, Midland.The shed is to be 2.5 metres by 4 metres in size with a wall height of 2.4 metres and a ridge height of 2.735 metres.The shed will be located in the southwestern corner of the property.
The applicant is proposing for the shed to be located within the side and rear setback area for the southern and western lot boundaries in variation to the requirements of Part C of the Residential Design Codes – 3.4 Lot Boundary Setbacks:
- The proposal consists of a side setback of 0.5 metres against the western boundary of 9 John Street, and a 0.2 metre setback against the southern strata lot boundary.A 1 metre setback is ordinarily required under the Residential Design Codes for a shed under 3.5 metres in wall height against both these boundaries.
An additional variation is proposed to the site coverage requirements against Part C of the Residential Design Codes – 3.1 Site cover.
- The R-Codes limits the building site coverage to 65% for land zoned Residential R40. The proposal seeks a variation and proposes 75% site coverage in variation to the above.
The City is therefore conducting alternative merit-based assessments against the design principles due to the above variations and seeks feedback in relation to the proposed variations from affected landowners.
