The City has received an application for a proposed outbuilding (shed) at Lot 346 (No.20) Spinnaker Crest, BALLAJURA.
Details of the proposal are as follows:
- Area: 84.5685m²
- Rear setback: minimum 1m
- Side setback: minimum 0.2m
- Wall height: maximum 3.5m
- Ridge height: maximum 4.073m
The applicant is seeking variations to what is permitted “as of right” under the Residential Design Codes (R-Codes). The proposal includes the following departures:
Outbuildings (Clause 5.4.3 of the R-Codes)
- An area of 84.5685m², in lieu of the 60m² permitted as of right.
- A side setback of 0.2m, in lieu of the 1m permitted as of right.
- A wall height of 3.5m, in lieu of the 2.4 metres permitted as of right.
Accordingly, the application will be assessed against the relevant design principles of the R Codes.
The City invites your comments on the proposed variations as an affected landowner.
