The City has received a development application for a shed for Lot 101 (No.33) Great Northern Highway, Middle Swan. The shed is to be 6 metres by 7 metres in size with a wall height of 2.7 metres and a ridge height of 3.82 metres. The proposed shed will adjoin directly to the rear of the existing shed on their property.

The applicant is proposing for the shed to be located within the side setback area for the northern lot boundary in variation to the requirements of the Residential Design Codes - 5.1.3 Lot Boundary Setbacks:

  • The proposal consists of a side setback of 0.46 metres against the northern boundary. A 1 metre setback is ordinarily required under the Residential Design Codes.

Additional variations are proposed to the aggregate shed site coverage and the wall height standards for large and multiple outbuildings against the Residential Design Codes 5.4.3 – Outbuildings.

  • The R-Codes limits the combined shed site coverage to 60m2 for this lot. The proposal increases the combined shed coverage of 96m2.
  • The wall height of 2.7 metres is proposed instead of the required 2.4 metres, in variation with deemed-to-comply provision C3 (ii) relating to large and multiple outbuildings.

The City is therefore conducting alternative merit-based assessments against the design principles due to the above variations and seeks feedback in relation to the proposed variations from affected landowners.
