The City has received a development application for assessment. The proposal is for 39 grouped dwellings and is summarised below:
- 39 grouped dwellings and common property for vehicle and pedestrian access.
- The proposed lot sizes range from 120m² to 287m², with the larger lots being situated fronting onto Main Street.
- Four concept house designs are proposed. The housing concept designs create a consistent housing style whilst offering a variety of housing stock.
- Rear loaded lots are situated on Main Street to reduce traffic interruptions and front loaded lots are situated fronting the common area
- Access residential and visitor parking has been provided internally via the common property, with parking areas obscured from external street views.
The subject site is zoned ‘Special Use Zone 4’ under the City’s Local Planning Scheme No. 17. The Ellenbrook Town Centre Structure Plan applies to the site and designates the land as ‘Mixed Use’ with a density coding of R60–R100. A Grouped Dwelling is a ‘P’ (permitted) land use within the Mixed Use zone.
Please be advised the City is not the decision-maker for this application and theapplication will be determined by the Metro Outer –Development Assessment Panel (DAP) due to the value of the proposed works. The City’s role is to provide a recommendation to the DAP through a Responsible Authority Report. As part of preparing the City’s Responsible Authority Report to the DAP the City are seeking your comments on the proposal. Your comments will be included within the Responsible Authority Report to ensure that the community’s views can have the opportunity to form part of the DAP’s consideration of the proposal.
The City will notify all submitters in writing of the Metro Outer –Development Assessment Panel (DAP) meeting once the meeting date has been listed by the Development Assessment Panel Secretariat.
