The City has received a development application for a proposed ‘outbuilding’ located in the rear of Lot 34 (No. 28) Niabell Road CAVERSHAM. The applicant is proposing an as-of-right variation to the wall height and aggregate outbuilding size. The details of the proposed development are as follows:


Area: 8m x 12.16m = 97.28m2

Wall height: 3m

Overall height: 3.706m


The as-of-right variation is 3m wall height in lieu of 2.4m and aggregate outbuilding of 97.28m2 in lieu of 60m2 (as seen on the associated site plans). The City will conduct an alternative merit-based assessment against the design principles of the Residential Design Codes - 5.4.3 Outbuildings:

Prior to the Council giving consideration to the proposal, comments from the surrounding owners are being sought.
