The City has received a planning application for a Shed at 32 Avana Loop, CAVERSHAM.

The lot is zoned Urban under the Metropolitan Region Scheme and Residential with a density code of R5 under the City’s Local Planning Scheme No.17

The proposal consists of the following particulars (if relevant):

  • An area of 6m x 12m
  • A wall height of 3m
  • A peak height of 4m

This proposal varies the deemed-to-comply provisions of ‘Clause 5.4.3 Outbuildings’ by virtue of proposing a 3m wall height and 72m2 in lieu of the required 2.4m wall height and 60m2 area.

The associated performance criteria of ‘Clause 5.4.3 Outbuildings’ is as follows:

Outbuildings that do not detract from the streetscape or the visual amenity of residents or neighbouring properties”

Prior to the determination of application, the City wishes to formally invite you to provide a submission on this proposal.
