The City has received a development application for a proposed carport at 49 Vanessa Way, Swan View.


The carport forms part of a broader renovation project that also includes internal building works. The internal works are exempt from planning approval; however, the carport requires planning approval.


The applicant proposes to locate the carport within the front street setback at a distance in variation to the Residential Design Codes requirement under Clause 5.2.1 – Setback of Carports and Garages. Specifically:


  • A 1.94-metre setback is proposed from the street boundary instead of the 3-metre requirement.


The City is therefore conducting alternative merit-based assessments against the design principles due to the above variation. The merit-based assessment is against the following design principle:


P1.1 Carports and garages set back to maintain clear sightlines along the street, to not obstruct views of dwellings from the street and vice versa, and designed to contribute positively to streetscapes and to the appearance of dwellings.


The City is seeking feedback in relation to the proposed variation from affected landowners.
