The City has received a development application for a proposed ‘Single House’ on Lot 220 (No.3) Karleep Street, VIVEASH WA 6056. The applicant is proposing an as-of-right variation to boundary wall requirements on the south boundary. The details of the proposed development are as follows:

Zoned: R20

Site Area: 450m2

Site Cover: 266.87m2

Wall height: 2.59m

Pitched Roof height: 5.4m

The as-of-right variation is 10.9m in place of 9.9m from the south boundary (as seen onthe associated site plans). The City will conduct an alternative merit-based assessment against the design principles of the Residential Design Codes - 5.1.3 LOT BOUNDARY SETBACKS:

P3.2 Buildings built up to boundaries (other than the street boundary) where this:

  • makes more effective use of space for enhanced privacy for the occupant/s or outdoor living areas;
  • does not have any adverse impact on the amenity of the adjoining property;
  • ensures sunlight to major openings to habitable rooms and outdoor living areas for adjoining properties is not restricted; and
  • positively contributes to the prevailing or future development context and streetscape as outlined in the local planning framework.

Prior to the Council giving consideration to the proposal, comments from the surrounding owners are being sought.
