The City has received a development application for an existing shed and water tank which varies the Schedule 5 of the City’s Local Planning Scheme No.17 at Lot 61 (No.312) Lillie Road, GIDGEGANNUP.


The subject lot is zoned ‘Rural’ under the Metropolitan Region Scheme and ‘Landscape’ under the City of Swan’s Local Planning Scheme No. 17 (LPS17).


The property currently accommodates cattle grazing on site, which constitutes a ‘Rural Pursuit’ land use. This use is classified as an ‘A’ use under LPS17 and requires mandatory referral to adjoining landowners for comment.


The current application seeks approval for a shed measuring 9 metres in length by 21 metres in width (108m2). The shed is proposed to be used for the storage of farm tools and equipment.


The proposal varies Schedule 5 of LPS17 in that the proposed shed has an area of 108m2, and when combined with the existing sheds on the property (361m2), the total outbuilding area exceeds the 200m2 maximum permitted under the Scheme.


The City of Swan is seeking neighbouring residents’ comments on the proposal prior to determining this application.
