The City has received an application for a proposed Outbuilding at Lot 675 (No. 22) Chardonnay Drive, The Vines.


The details of the proposal are as follows:

Area: (6.5m x 6.920m) = 44.98m²

Wall Height: 3.5m

Ridge Height: 4.11m


The applicant is seeking variations to what is permitted “as of right” under the Residential Design Codes (R-Codes). The proposal includes the following departures:


Outbuildings (Clause 5.4.3 of the R-Codes):

  • A Combined outbuilding area of 81.98m² (in lieu of 60m²) permitted as of right.
  • A wall height of 3.5m, in lieu of the 2.4 metres permitted as of right.


Accordingly, the application will be assessed against the relevant design principles of the R Codes.


The City invites your comments on the proposed variations as an affected landowner.
