You are invited to comment on the above Planning Application before the City of Swan considers the proposal. The subject lot is located within the “Guildford Historic Town” which is on the State Register of Heritage Places protected by the Heritage Act 2018 and is designated as the Guildford Heritage Area under the City of Swan Local Planning Scheme.
The applicant is seeking development approval for the following demolition and additions to the existing dwelling on the site at Lot 1 (No.8) Meares Street, Guildford.
Details of the proposal are as follows:
- Partial demolition of a 1970s ‘non-contributory’ extension to the rear of the existing ‘contributory’ house
- Demolition of a 1960s outbuilding
- Demolition and replacement of existing front timber picket fence
- Replacement of clay roof tiles and external cladding to existing dwelling
- Proposed two-storey dwelling addition
- Proposed carport/ garage addition
- Proposed pool
- Proposed solar panels
- Proposed brick retaining walls and timber picket fencing.
The proposal includes variations to the ‘deemed-to-comply’ measures contained within the Guildford Heritage Policy.
Varies 8.3 Alterations and Additions in the following manner:
- By proposing two-storey additions which are visible from the primary and secondary streets.
Varies 8.4 New Built Form and 8.4.2 Scale and Form in the following manner:
- Is built up to side boundaries proposing a boundary wall to the southern lot boundary; and
- Two-storey extension located within a streetscape with an identified prevailing contributory character of single-storey residential development.
