The City has received a development application for a proposed Single House on Lot 2252 (No.6) Groove Way SOUTH GUILDFORD WA 6055. The applicant is proposing an as-of-right variation to the visual privacy requirements. The details of the proposed development are as follows:

Zoned: R20

Site Area: 425m2

Site Cover: 228m2

Wall height: 2.692m

Pitched Roof height: 5.8m

The as-of-right variation is that the major window on the South West boundary does not meet the setback requirement for potential overlooking (as seen on the associated site plans). The City will conduct an alternative merit-based assessment against the design principles of the Residential Design Codes - 5.4.1 Visual privacy:

P3. Minimal direct overlooking of active habitable spaces and outdoor living areas of adjacent dwellings achieved through:

  • building layout and location;
  • design of major openings;
  • landscape screening of outdoor active habitable spaces; and/or
  • location of screening devices.

Prior to the Council giving consideration to the proposal, comments from the surrounding owners are being sought.
