The City has received a development application for a single house at lot 820 (No.49) 49 Orchard Avenue, Midvale.

A variation is proposed to the Resiedntial-Medium Density Codes (R-MD Codes) as-ofright provisions in relation to ‘garage setback and width and vehicular access’. The RMD Codes provide the following:

Lots with a frontage less than 10.5m or not compliant with above require single or tandem garaging

The subject lot address consists of a 10-metre frontage and proposes a double-garage with a width of 6 metres, in variation to the above provision.

The City is conducting an alternative merit-based assessment against the design principles due to the above variation. The design principle as provided under 5.2.2 of the Residential Design Codes is as follows:

Visual connectivity between the dwelling and the streetscape should be maintained and the effect of the garage door on the streetscape should be minimised whereby the streetscape is not dominated by garage doors

The City is seeking feedback in relation to the proposed variations from surrounding residents.
