The City has received an application for a 6.92m x 8m (55 m²), 3.7m high shed at Lot 629 (No. 44) Enderby Court, Ballajura.
The applicant is seeking approval for a reduced setback than what is permitted “as of right” as pr the Residential Codes:
1.4.4 Outbuildings:
- 1.6m setback in lieu of the 6m required from the rear boundary as per R15 density requirements.
- A 3m wall height in lieu of the maximum 2.4m permitted. The overall height is 3.7m, 500mm lower than the ‘as of right’ allowed under the Residential Codes.
As a result, the proposal requires an assessment against the applicable design principles which reads:
P3: Outbuildings that do not detract from the streetscape of the visual amenity of residents or neighbouring properties
The City has discretion to approve variations of this nature but seeks neighbour feedback as part of the assessment process.
