The City has received an application for a proposed outbuilding (shed) at 14 Serene Close Ballajura.
Details of the proposal are as follows:
- Proposed outbuilding size: 10m × 7m (70m²)
- Wall height: minimum 3.36m, maximum 4.10m
- Existing shed: 11.42m² (to remain)
The applicant is seeking approval for a larger outbuilding than what is permitted “as of right” under the Residential Design Codes (R-Codes). As a result, the proposal includes the following variations:
Outbuildings – Clause 5.4.3 of the R-Codes
- A total collective floor area of 81.42m², in lieu of the 60m² permitted as of right.
- A wall height of 3.36m and 4.10m, in lieu of the maximum 2.4m permitted as of right.
Accordingly, the application will be assessed against the relevant Design Principles of the RCodes.
