The City has received a planning application for a Garage Extension at Lot 347 (No. 4) Sandalwood CL, BEECHBORO.


The lot is zoned Urban under the Metropolitan Region Scheme and Residential with a density code of R20/40 under the City’s Local Planning Scheme No.17


The proposal consists of the following particulars:

  • 3.6m x 5.76m garage extension to the existing dwelling.
  • 2.4m wall height


This proposal varies the deemed-to-comply provisions of ‘Clause 5.2.1 Setback of carports and garages’ by virtue of proposing a setback of 3m in lieu of the required 4.5m.


The associated performance criteria of 5.1.3 Lot Boundary Setbacks is as follows:

“Carports and garages set back to maintain clear sightlines along the street, to not obstruct views of dwellings from the street and vice versa, and designed to contribute positively to streetscapes and to the appearance of dwellings.”
