The City has received a development application for an ancillary dwelling at Lot 13 (No.198) Bennett Springs Drive, Bennett Springs. The lot is zoned Residential R20 and has a site area of 560m2.


Through an assessment of the application, variations against the Residential Design Codes were identified in relation to deemed-to-comply provisions for 5.1.3 Lot Boundary Setbacks. This variation is detailed below:


5.1.3 Lot Boundary Setbacks

  • The proposal will be set back 0.5 metres from the rear lot boundary, in variation to the required 1 metre. The proposal will have a wall length of 7 metres and a height of 2.55 metres adjacent to this boundary.


The City is conducting an alternative merit-based assessment against the design principles due to the above variations and seeks feedback in relation to the proposed variations from affected landowners.
