The City has received a development application for an Ancillary Dwelling at Lot 693 (No.16) Coomer Elbow, South Guildford. The proposal is for the construction of a small, self‑contained dwelling to the rear of the existing residence.


The applicant is seeking a variation to the Residential Design Codes (R‑Codes) relating to Clause 5.1.3 – Lot Boundary Setbacks, specifically the deemed‑to‑comply provision C3.2 – Boundary Walls.


The proposal includes boundary walls adjoining the properties at 14 Coomer Elbow, 20 Nooyan Close, and 22 Nooyan Close, South Guildford. Details of the Proposed Variation are as follows:

  • Under the R‑Codes, a maximum cumulative boundary‑wall length of 9 metres is permitted behind the street setback (subject to height and location criteria).
  • The proposal includes 15.85 metres of boundary walling in total, located across the southern and eastern (rear) boundaries.
