The City has received a development application for a shed for Lot 524 (No.130) Waterhall Road, South Guildford. The shed is to be 7 metres by 10 metres in size with a height of 4.117 metres.

A variation is proposed to the wall height and site area coverage standards for large and multiple outbuildings, in deviation from the as-of-right provisions of Residential Design Codes 5.4.3 – Outbuildings.

  • The wall height of 4.117 metres varies the required 2.4 metres as specified within the deemed-to-comply provision C3 (ii) relating to large and multiple outbuildings.
  • An aggregate outbuilding site coverage of 79m2 is proposed, varying the maximum provision of 60m2 (or 10% of the site area whichever is greater) within deemed-to-comply provision C3 (ii) relating to large and multiple outbuildings.

The City is conducting an alternative merit-based assessment against the design principles due to the above variations and seeks feedback in relation to the proposed variations from affected landowners.
