The City has received the above-mentioned Development Application for assessment.

The proposal is for 34 grouped dwellings and is summarised below:

  • The development comprises 34 grouped dwellings, four ancillary dwellings, and common property areas providing vehicle and pedestrian access.
  • Proposed lot sizes range from 116m² to 284m², with the larger lots located on corner sites where ancillary dwellings are proposed.
  • Seven concept house designs are included. For the 6m-wide frontages, the designs comprise the Corner (with ancillary) and Internal types. For the 7.5mwide lots, the designs include Front Garage, Corner Front Garage, Rear Garage, Front Courtyard and Corner Front Courtyard.
  • Rear-loaded lots are proposed for dwellings fronting Main Street and Metro Turn, while front-loaded lots are proposed for Tome Way and Studio Lane.
  • Access to most residential parking and all visitor parking is provided internally via the common property, ensuring these parking areas are screened from the external streetscape.

The subject site is zoned ‘Special Use Zone 4’ under the City’s Local Planning Scheme No. 17. The Ellenbrook Town Centre Structure Plan applies to the site and designates the land as ‘Mixed Use’ with a density coding of R60–R100. A Grouped Dwelling is a ‘P’ (permitted) land use within the Mixed Use zone.

Please be advised the City is not the decision-maker for this application and the application will be determined by the Metro Outer –Development Assessment Panel (DAP) due to the value of the proposed works. The City’s role is to provide a recommendation to the DAP through a Responsible Authority Report. As part of preparing the City’s Responsible Authority Report to the DAP the City are seeking your comments on the proposal. Your comments will be included within the Responsible Authority Report to ensure that the community’s views can have the opportunity to form part of the DAP’s consideration of the proposal.

The City will notify all submitters in writing of the Metro Outer –Development Assessment Panel (DAP) meeting once the meeting date has been listed by the Development Assessment Panel Secretariat.
