The City has received a development approval application for a proposed Grouped Dwelling at 224 Illawarra Crescent South Ballajura. The proposed dwelling is to be located at the rear of the lot and will be accessed via a common property driveway.
The applicant is seeking approval for reduced setbacks from those permitted “as of right” under the Residential Design Codes (R-Codes). The proposal includes the following variations:
3.4 Lot Boundary Setbacks:
- An upper floor setback of 1.2m to bed 4, in lieu of the 1.5m permitted as of right.
- A nil setback to portions of the ground floor (garage, scullery and living area). As the adjoining property is coded R17.5, the proposed wall does not satisfy the requirements for approval as of right.
Accordingly, the application will be assessed against the relevant design principles of the RCodes.
The City invites your comments on the proposed variations as an affected landowner.
