The application is seeking development approval for Alterations and Additions to an existing Single House at Lot 21 (No.8) Olive Street, Guildford.

No.8 Olive Street is considered to be a Contributory Place and therefore of relative importance to the heritage characteristics of the Guildford Historic Township.

The property is identified as a Gold Boom-Federation (1882-1918) era construction as per the Guildford Mandoon Heritage Area Policy (Part A).

The following alterations and additions are proposed:

  • Removal of a window and its frame on the north façade, with the opening to be infilled.
  • Demolition of the rear enclosed verandah, brick toilet and connecting 1970s additions of fibro clad timber frame.
  • Construction of a new two storey addition behind the existing residence.
  • Raising the height of the existing garage by 400mm and replacing the existing roller door with a sectional door.
  • New materials are to match the existing ones: red face brick, timber cladding and
  • Zincalume Custom Orb roof sheet, and a glazed sliding door facing the rear garden.
  • All existing trees will be retained.

The rear addition will not be visible from the street and is therefore considered against policy statement 8.3 Alterations and Additions of the Guildford Mandoon Heritage Area Policy.

The applicant has provided a Heritage Impact Statement that was prepared by a suitably qualified heritage consultant and is available for your perusal via the attached documents.
