The City has received a development application for a proposed Single House on Lot 2326 (No.37) Rosehill Avenue SOUTH GUILFORD WA 6055. The applicant is proposing an as-of-right variation to the visual privacy requirements on the northern boundary.
The details of the proposed development are as follows:

- Site Area: 479m2
- Site Cover: 304.09m2
- Wall height: 2.9m
- Pitched Roof height: 5.2m
The as-of-right variation is, major openings from habitable rooms other than bedrooms and studies which are above 0.5m from natural ground level setback less than 6m (as seen on the associated site plans). The City will conduct an alternative merit-based assessment against the design principles of the Residential Design Codes - 5.4.1 Visual privacy:
Design Principles:
Minimise direct overlooking of active habitable spaces and outdoor living areas of adjacent dwellings and resultant loss of privacy on adjoining properties.
Prior to the Council giving consideration to the proposal, comments from the surrounding owners are being sought.
