The City is assessing an application for an additional land use (Rural Pursuit) and retrospective approval for associated buildings at Lot 6 (No.55) Jarrahwood Glen, Bullsbrook. As per the City’s Local Planning Scheme, the City is required to advertise the development to landowners and residents for comment. Details of the development below:


Change of use

The applicant is requesting an additional land use (Rural Pursuit), which includes but is not limited to the rearing, agistment, stabling and training of horses. In addition, the applicant is requesting to increase the stocking rate on the property to a maximum of six horses. This is above the threshold recommended by the Department of Primary Industries and Rural Development’s ‘Stocking Rate Guidelines for Rural Smallholdings – Swan Coastal Plain and Darling Scarp’ document.

The applicant has provided a pasture management plan and annotated site map to support this change of use application.


Retrospective planning approval for existing structures

The applicant is seeking approval for the below existing structures on the property:

  • 16m x 12 (192 m²) shed/stable
  • 7.4 x 12.9 (95 m²) double garage and carport
  • 3 x 4 m² horse shelters
  • 1 water tank

The applicant has provided a site plan to support the application. The City has discretion to approve structures outside the approved building envelope but seeks neighbour feedback as part of the assessment process.
