The City has received a planning application for artificial turf at Lot 721 (No. 18) Mormaer Street, BRABHAM.
The lot is zoned Urban under the Metropolitan Region Scheme and Special Use Zone 10 with a density code of R40 under the City’s Local Planning Scheme No.17.
The proposal consists of the following particulars:
- Artificial turf within the primary street setback area of the dwelling.
This proposal varies the deemed-to-comply provisions of ‘Clause 5.3.2 Landscaping’ by virtue of proposing 81% of the front setback area consisting of impervious surface in lieu of the required 50%.
The associated performance criteria of 5.1.3 Lot Boundary Setbacks is as follows:
“Landscaping of open spaces that:
- contribute to the appearance and amenity of the development for the residents;
- contribute to the streetscape;
- enhance security and safety for residents;
- contribute to positive local microclimates, including provision of shade and solar access as appropriate; and
- retains existing trees and/or provides new trees to maintain and enhance the tree canopy and local sense of place.”
Prior to the determination of application, the City wishes to formally invite you to provide a submission on this proposal.
