The City has received a planning application for a patio at Lot 201 (No. 22/5) Isoodon Street, DAYTON.

The lot is zoned Urban under the Metropolitan Region Scheme and Special Use Zone 11 with a density code of R60 under the City’s Local Planning Scheme No.17.

The proposal consists of the following particulars:

  • 4.05m x 2.25m patio (9.11m²)
  • Wall height 2.574m, total height 2.837m
  • Steel frame, flat roof

This proposal varies the deemed-to-comply provisions of ‘Clause 3.4 Lot Boundary Setbacks’ by virtue of proposing a 0.5m setback in lieu of the required 1.2m.

The associated performance criteria of 5.1.3 Lot Boundary Setbacks is as follows:

“Buildings are set back from lot boundaries or adjacent buildings on the same lot to: i. provide adequate solar access and natural ventilation to the building and open spaces on the site and adjoining properties; and ii. address the potential for overlooking and resultant loss of privacy on adjoining properties.”

Prior to the determination of application, the City wishes to formally invite you to provide a submission on this proposal.
