The City has received a development application for a proposed Single House (two-storey) on Lot 731 No.12 Carina Lane BUSHMEAD WA 6055. The applicant is proposing an as-of-right variation to the visual privacy setbacks on the boundary. The details of the proposed development are as follows:

Zoned: R40 (R-MD40)

Site Area: 180m²

Site Cover: 110.89m²

Wall Height: 6.769m

Roof Height: 7.043m

The as-of-right variation is that all major windows from bedrooms and other habitable rooms on the upper floor are not setback as required by the deemed-to-comply requirements of the Residential Design Codes for visual privacy. The setback distances should be 3m to bedrooms and study. The proposed setbacks are between 1.5m to 1.7m.
