The City has received an application for a proposed outbuilding at 11 Santa Paula Lane, THE VINES. The details of the proposal are as follows:
Measures: 15.28m x 9.5m (145.16m²)
Wall height (measured to the top of the gable): 4.58m
Ridge height: 4.58m
The applicant is seeking approval for a larger outbuilding (shed) than what is permitted “as of right” under the Residential Design Codes (R-Codes). The proposal includes the following departures:
Outbuildings (Clause 5.4.3 of the R-Codes):
An area of 145.16m², in lieu of the 60m² permitted as of right.
A setback of 1.5m, in lieu of the 1.8m permitted as of right.
A wall height of 4.85m, in lieu of the 2.4 metres permitted as of right.
A ridge height of 4.85m, in lieu of the 4.2 metres permitted as of right.
Accordingly, the application will be assessed against the relevant design principles of the R-Codes.
The City invites your comments on the proposed variations as an affected landowner.
